Verbal or electronic assessments can be given immediately, to be followed up by a full report in 7-10 days. All of our reports include budget costings for any repairs, maintenance and reinstatement cost assessments for insurance purposes. 

Design work can vary from minor layout alterations to major refurbishments and new build works. NBS scheduler is used in house to provide up to date technical specifications and tender documentation. Our design service includes preparation of CAD drawings, obtaining planning consent and providing advice on tenders. We'll choose the most suitable form of contract for your needs and administer this through to completion with the appropriate level of site monitoring and advice.

We can inspect property to advise on the renewal of elements before they fail, before producing planned maintenance schedules to meet clients' requirements. This can include defects analysis, cost information and contract procedure. Dilapidations are an area which require expertise, which is why we are able to offer specialist advice to landlords and tenants in all matters. Our extensive experience enables us to give accurate assessments and negotiate the best commercial outcome for our clients in accordance with CPR and RICS guidelines and protocols.  

The Party Wall Act 1996 requires any building owner to notify adjoining owners when carrying out works to party structures. The team at Michael Evans & Co can be appointed under the act to provide advice and guidance.

Disputes can and do occur during refurbishments and building work and we can provide advice in relation to all aspects of building disputes within our professional competence. Our areas of expertise include dilapidations, building defects and party walls.

In relation to defects analysis, we will investigate and report on the cause of any defect, provide costing advice for remedial works and arrange for these works to be completed. 

For all reinstatement cost assessments, we will refer to the latest editions of The Building Cost Information Services published by The Royal Institution of Chartered Surveyors. From inspecting the property to collating information and calculating assessments, we can work on your behalf to help you achieve the desired outcome.
